Hello Cle welcome. How are you? I'm good. How are you doing? It's always fun to have you in the studio with me.

It's good to be here. For those who have not listened to the show before or not listened to it when you and I were on, you and I are on together. Um, Tammy is my girlfriend and she lives in Dallas, Texas. She lives north of Dallas, Texas, in Frisco, Texas. And so it's always fun to have her here and to have.

Uh, her take on things, you know, as maybe how Dallas compares to Atlanta and Atlanta compares to Dallas. So, welcome. I'm glad you're here. Thank you. I'm happy to be here. In this first segment of the show, we've got the Metro Atlanta Residential Real Estate update for the last seven days and are something you should know about Metro Atlanta segment.

We're gonna talk about the botanical gardens and I know. That a botanical gardens are an arboretum. Those are probably two of your most favorite subjects. They are. And I think it's yours too. Well, that's true. That is true. And what national days should we be celebrating today? Because believe it or not, there are a couple, in my opinion, very, very important holidays today, national Days, and we're gonna talk about those.

Tammy, let's jump into the real estate market update for the last seven days, and I'd like to start by asking you a question. Why on earth would we review what's happening in the real estate market every single seven days? Why would we do that? What are, what do you think we're trying to do by reviewing it with, with, uh, listeners every seven days?

I think you're trying to keep the listeners aware and abreast of the trends in the market and because the more. They understand the trends, meaning the behaviors of consumers, then the better they are prepared when it comes to when they should enter into the market and what they should expect. Yep, absolutely.

And it's so interesting, but so many things in the real estate market can change every single seven days. So much can change. In the last seven days in metro Atlanta, there have been 1,820 new listings entered into the first multiple listing. Of those 1,820 or not of those 1820, but compared to the 1820, we had 1,478 homes go under contract, so we had almost 400 more listings flowing into the listing service.

Then went under contract. How does that compare to Dallas? For the last seven days? For the last seven days we've had almost 3000. So 2,962 homes list and come on the market in the last seven days. So about 1200 mm-hmm. More homes. And you probably should be a little higher than Atlanta this time of year cuz your, your metro population is just a little bit bigger.

I think we figure out just a little bit bigger. I think we figured out. But it could be that the Dallas market is heating up from a listing stand. Even faster this year than metro Atlanta? Yes. So if we look at just pending, so those, and so the way we do it in Dallas is you gotta go through the phase of the active option, which is a pending, but just pending is 2,800.

But when I combine the active option and the current that are pending, we're sitting around 5,000. Wow. Wow. That's so interesting. Hang on one second. How about I look those numbers up for Metro Atlanta. Okay. So we can see how those, uh, compare. Give me just a second. I am looking it up right now. Let's see here.

Uh, our pendings, we have 1,861. Our active under contract, we have 1,035, so 1861 plus a thousand. So we're at about 3000 and you guys are at five. Yep. Is that right? Yep. About 5,000. Yep. Where were you? We're actually with the active contingent and the option and the pending Yep. We're about 5,200. Got it. So, and we are, we're, we are far cry from that.

We're 2,800. So there's a lot more activity going on in Dallas right this minute than there is in metro Atlanta. A lot more. Love it. Good information. Good information. Tammy. Each week we have a segment where we tell, listen. Something we think they should know about Metro Atlanta. And this week we are featuring the Atlanta Botanical Garden.

Oh. Have you ever been to the Atlanta Botanical Garden? And I know the answer to this question already. Yes. A lot. Do you like it? I love it. Yeah. The Atlanta Botanical Garden is a 30 acre botanical garden located adjacent to Piedmont Park just at North, at the north end of the park. I believe it's the north end of the park in midtown Atlanta is incorporated in 1976 with a mission to develop and maintain plant collections for the purpose of display education, conservation research, and.

And it is that last one, they created it for our enjoyment. Mm-hmm. That's why you and I love to go there. We do. And we love going with your girls too. Oh, totally. But now when we go with the girls, it's always Christmas time. Yes. We're not, we don't, I mean, we would go with them if they were all here, but they're not all in town.

And so we love that Christmas light celebration. Uh, it was started following a petition by Citizens of Atlanta in 1973. It was incorporated in 1970. As a private nonprofit. And then in 1979 that Mark marked the turning point in the history of the garden cuz they signed a 50 year lease with the city securing the site for the garden for years, years to come.

They have lots of exhibits and displays throughout the year and one of my favorite things, uh, is the garden lights, holiday nights. Tell everybody what if now we might have some listen. Who have never been, oh, we might also have some listeners who've been many, many times so good. They might could help us with this portion of the segment.

But tell everybody what you think about the garden lights holiday nights again in 2011. Um, I mean, the word that comes to mind is magical. It's just, it's, it's fun, it's magical. It's the experience. It's right up there with going to Disney World, you know, in the evening time where you have all the lights and you've got the music, and you have the 3D glasses and the hot chocolate.

It's, it is quite, the magical experience at Christmas time is to go there and walk around and experience it. That's so fun. And, and did you look, read the, uh, the information about, Botanical gardens. Did you see how many lights? No, it says garden lights. Holiday nights began in 2011 featuring displays created with more than 1 million lights, most of them l e d.

The following year the show grew to more, to more than 1.5 million lights and attracted more than 160,000 visitor. And over the holiday season, you set appointments every 15 or 30 minutes to go in out of the park. And it's always a fairly, I mean, it's crowded, but it's a fairly easy thing to do. Yeah. Yeah.

And how much was, do you remember? So you have a membership? Yes. And so, but you have to pay for the tickets. Okay. You have to pay for the tickets, for the holiday lights. Okay. And I don't remember how much they cost. Okay. But I don't remember them being too expensive. They had very reasonable tickets. Yeah.

But the, do you remember the cost of your yearly Me? I don't like, I wanna say it a hundred. Actually. I think it's a two year membership. Wow. And I think it's a little over $200, something like that, for the family for a whole year. It's amazing. Remarkable. Absolutely amazing. National Earth Day started in 1969 when the concept of Earth Day was established at a UNESCO conference in San Francisco. And on March 21st, 1970, a sanction proclamation was signed by the Secretary General that at the United, at the United, at the United Nation Nations, and we celebrate National Earth Day every year.

On April 22nd. It is also Tammy. Oh, I know this one. I'm excited. And this one your grandson would love. It is also national What? Jelly bean. Dang. National Jelly Bean Day Medicine Candy Day. I love, that's what he calls it. He calls it medicine Candy day, doesn't he? Yes, he does. I love it. Tammy.
