In this first segment, we've got the Metro Atlanta residential real estate update for the month of August and through the month of August of 2023 and are something you should know.

About Atlanta segment. We are going to tell you about the new robotic security dog at Mercedes Benz Stadium. Never heard of it before? Well, you soon will. And Atlanta ranks number two in the U. S. in something very important. Something significant from a real estate perspective. We've got these subjects and more.

Let's jump into the Metro Atlanta real estate update for the month of August. We're going to give you August numbers and then year to date numbers.

New listings. There were 5, 256 new listings entered into the listing service, which is a decrease of 18. 4 percent over August of 2022. 41,380 single family detached units. Now this is detached, not the condos and town homes compared to 50 3012 year to date in 2022, which is a decrease of 21.9%, 3,313 sales pending for the month compared to 4,000 4 0 4 in the prior year, which is a 25% decrease, year to date, 30,000 four hundred and eight thirty five.

Single family detached homes have gone pending, which is a 20 percent decrease over the 38, 000 164 homes that went under contract during the same period last year. Closed sales for the month, 3,848. Single family detached. Again, that's not the condos and town homes, which is a 17% decrease, which is a 17% decrease compared to the 4,620 homes that sold in August of 2022.

Year to date. Um, 29,258. Single family detached closings, which is a decrease of 23%. Over the almost 38, 000 closings in 2022. Median sales price, so let's look at average sales price. Average sales price in August, 551, 535, which is 7. 1 percent ahead of where we were this time last August. Average sales price year to date, 529, 504, which is a 2.

2 percent increase over where we were year to date in 2022. Let's take a look at condos and townhomes quickly. New listings for condos and town homes 1,624 in the month of August, which is 4.1% ahead of the 1,694 homes listed in August of 2022. Year to date, 12,135 listings for condos and town homes, which is down 14%.

From the 14,082 listed in the same period in the prior year, pending sales, 1,091 condos and town homes went pending last month, which is 18% less than went pending in August of 2022. Year to date, ninety one hundred and sixty one condos and town homes have gone pending, which is 17% off of where we were.

This time in 2022. Close sales, 1,151 in the month of August, which is 15.6% less. In August of 2022, year to date, eighty seven hundred and thirty two condos and town homes sold in metro Atlanta, which is a decrease of 21.5% over 2022 days on the market, 27 days, excuse me, 33 days, year to date to sell a condo or town home.

Also, 33 days to sell a single family detached home. That's compared to 25 for detached homes in 27 this past year, average sales price. Condo and townhome in the month of August, 397, 000, which is up 6. 5 percent year to date, 389, 000, which means prices are still marching in the right direction when the year over year price is, is, uh, higher than when the month over month prior year is higher than the year over year price.

It means prices are moving in the right direction. Year to date, average sales price condo and townhome 389, 571, which is 3 percent increase over. The prior year, we've got 2. 3 months worth of inventory of single family detached and the exact same amount, 2. 3 months worth of inventory of single family attached.

That is the condos and townhomes. That means if no new inventory came on the market anytime soon that it would take 2. 3 months to sell all of the homes currently listed for sale and all of the condos. and townhomes. In our Here's Something You Should Know About Metro Atlanta segment, meet Benzie, the robotic security dog at Mercedes Benz Stadium.

This was a news story done by our Atlanta's own Fox 5. You know Taylor Swift comes to the Georgia Dome and Beyonce came to the Georgia Dome and Freddie Falcon certainly shows up at the Georgia Dome. Uh, certainly always somewhere on the field or in the stadium, but around Mercedes Benz Stadium, nobody stops fans in their tracks quite like Benz E.

Benz E, in case you haven't seen it on Instagram or TikTok, I don't look at Instagram much or TikTok, so I haven't seen it at all. It's a pioneering, pioneering part of the stadium security team. A sleek, roving robot dog that patrols the property after hours. Benzie's certainly an attention getter.

Everyone loves him unless you're up to no good. Benzie is essentially a mobile security camera equipped with a dozen electronic eyes. Engineers say Benzie can spot possible problems and beam back information before a human security guard is ever placed. In the line of potential danger. I like that. You get situational awareness.

It says you get video streamed in real time. In other words, while Benzie gathers information, its flesh and blood colleagues behind the scenes can assess. The situation making Benzing man's best friend, but not man's replacement. One of the big faux pas with robots is people think robots are replacing jobs, which in this case they are.

But what the stadium says they're doing is they are augmenting a lot of the presence, uh, for dull, dirty, and dangerous tasks that really the human condition isn't ideal for. Mercedes Benz Stadium executives say theirs is the first stadium in the world to use a robotic security dog. Powering it through an existing partnership with AT& T.

by median home and lot size with new lots of more than 11, 500 square feet and many median homes at 1953 square feet. Atlanta's second place position comes as residences have expanded while lots have shrunk over the last decade. You've certainly seen that if you've driven around looking at any new developments certainly reflects the city's influx of residents and the limited amount of buildable land.

The Atlanta's Atlanta's medium home value, median home value, uh, stands at 425, 000. We just talked about the mean or the average home value is up closer to almost 400, 000 for condos and townhomes, and in the mid 500s for single family detached homes. Raleigh was number one, Atlanta was number two, followed by Charlotte, Omaha, Nashville, Austin, Jacksonville, Bakersfield, Fresno, and Tulsa.
