In this first segment of the show, we have our Metro Atlanta Residential Real Estate Update for the month of April and year to date 2020. Three compared to year to date, 20 2022. And are something you should know about Metro Atlanta Segment.

What are the top farms for strawberry picking near Atlanta? And just real quick, don't mean to be a spoiler, but they're none that are really, really near Atlanta. But within 45 minutes you can find some great strawberry picking. And what do you need to know? About selling a home that is either hard coat or st uh, synthetic stucco, and there's actually a hybrid in metro Atlanta as well.

Let's jump into the metro Atlanta. Residential real estate update. Now this is through, this is through, uh, this is for the month of April and through the month of April in 2023, there were 5,016 single family closing, single family detached closings for the month, which is a decrease of 35% over April of 2022.

There were 1,133. Town home and condo closings, which is a decrease of 28% over 2022. Our decreases over last year are starting to improve. They're starting to get better, but we're still not out of the woods. The average sales price for the month of April for single family detached units 485,779, which is an increase of 4% over the 466,000 average sales price this time last year.

Condos and town homes. Average sales price 377,000 6 93 for April of 2023, which is a decrease of 0.008% over April of 20. 22 when the price was 381,000 oh four eight. So we went from 3 81 0 4 8 down to 3 77, 693. Is this going to turn into a trend with condos and townhomes? We'll have to stay tuned to see there were 18,129 single family detached closings.

Again, that's not the condos in the townhomes, uh, year to date, which is a decrease of 34%. 2023 over or compared to 2022 condos and townhomes. 400, excuse me, 4,133. Uh, single family attached. Those are the condos and townhomes. That is a decrease of 28% over year to-date. 2022. Average sales price, year to date.

2023. Single family detached. 461,887. If we go back and take a look at the average sales price in the month of April, it is four 85,779, which means the average sales price of a single family detached home is continuing to move in the right direction. Condos and townhomes average sales price, year to date, $374,259, which is an increase of 3%.

Over the 363,898. So think about it in the month of April, condos and townhomes, average sales price, 3 77 year to date this year at condos and townhomes three hundred and seventy four two fifty nine, which means the prices are continuing, continuing to increase, although we had a slight decrease, uh, in April of this year, over April of last year.

Active inventory for residential single family. That's not the condos and town homes, that's the not detected. That's the not attached units continues to increase with 9,395 homes available for sale. Two years ago, two and a half, three years ago, I would've been in heaven. To be able to say we had 9,395 single family homes for people to choose from in metro Atlanta, that is a an increase of 39%.

Over the same time last year, condos and town homes, we have a total of 2001 active listings. At the end of April, 2023 compared to 1,119 this time last year, which means we have 79% more condos and town homes on the market right now today than we had this time last year. There were a total of 9,590 new listings that actually flowed into the first multiple listing service in Atlanta in the month of April compared to almost 12,000 that were entered in April of 2022.

So what is going on if you are a home? Seller. It is very possible that you are waiting to see if it makes sense for you to sell your home, or it could be that you're trying to justify how do I go from a three and a quarter percent interest rate? How do I go up to a four or five or a six, or whatever that number might be, depending upon how you're.

How you're planning to finance your place and, and, and I don't know of any 4% options available. You could probably buy your rate down to 5% and it makes sense for you to be on hold, but it doesn't mean that now would not make good sense for you to sell your home. I'm in the process. Of selling my personal residence, uh, in Johns Creek and buying a townhome around the corner.

And I have to tell you, it is, uh, even though I'll pay a little more interest on my interest rate anyway, on my townhome than I do on my current home, the reality is, is I'm finding something that meets my lifestyle and meets my needs perfectly, perfectly well. So if you're a home seller and you're thinking about selling your home, at least have an exploratory conversation with a real estate professional in your area.

And there are 79% more condos and town homes, which means for any of you who've been looking for homes over the last few years, and you felt basically shut out by the market, uh, you don't have to feel that way anymore. Let's jump into our, here's something you should know about Metro Atlanta. Segment Top Farms for strawberry picking near Atlanta.

We've got some resources here for you, and in some of these cases, I don't know where these places are, but really nothing tastes better than a strawberry picked fresh off the vine and eaten. You know, the, the season typically runs from mid-April to early June. On here, some of our favorite, this is from Atlanta, parent editorial favorite places within driving distance to Atlanta.

You have. Fitzgerald Fruit Farm. If you're on the south side, you can head to Woodbury to pick a bucket full of fresh strawberries. That's Fitzgerald Fruit Farm. Then you have J Moore Farms where you can grab strawberries at j Moore Farms. It's in Alto, a L t o, which is northeast of Gainesville. We have the L C C L Strawberry Farms.

This is a family run farm in Rome that specializes in strawberries, so they are only open during this season. Then you've got Mitcham Farm, M I T C H A M Farm. You can pick your own strawberries at this cute little farm in Oxford, which is 45 minutes east of Atlanta. You've also got Moon Berry Farms, strawberry Farm and Country Market.

The Moon family has been farming in Culbert just outside of Athens for over 70 years, so they've gotta know what they're doing by now. Then you have Southern Bell Farm, which is a 12 acre strawberry patch, which is near McDonough for those who live on the south, south side or for those who are on the north side who don't mind driving south.

And then last we have not last, excuse me. We have Taylor Orchard Strawberry Patch, which is uh, in a Reynolds, which is about two hours south of Atlanta. We have Warton Farms. Which is just north of Atlanta, incoming, uh, that would be the closest to me that I've listed so far. Then you have Washington Farms.

Um, where, uh, they have Super Spring Saturdays. And let's see here. Where is Washington Farms? It doesn't say here, and I apologize for not being able to tell you, uh, where it is located. And then finally, we have Whitley Farms, uh, which is in Peachtree City, so we've got a lot kind of further away from the city.

It looks like Warton Farms is probably the closest to Metro Atlanta if you are interested. In picking and eating some fresh strawberries, I say you searched strawberry farms or strawberry patches, uh, near Atlanta, Georgia, and, uh, you'll find a good list. Zero. Zero. Zero, zero. Have you heard in Metro Atlanta some of the horror stories. About synthetic stucco and you wonder how to determine hard coat stucco versus synthetic stucco and also how to maintain it. Well, first of all, my recommendation for you is when you have your home inspected, have the home inspector clearly identify, cuz in Atlanta you have a synthetic stucco, you have a hard coat stucco, and then you have a hybrid, which is a combination of the two.

Synthetic stucco is basically stucco material applied on the top of a. Styrofoam cooler container, and you can tell that it is synthetic stucco by basically taking your fingers and scratching it because it sounds hollow. And then for hard coat stucco, the way I would tell is I would knock on it and it would sound like solid concrete on a piece of plywood.

So it would not be hollow, it wouldn't have any reverberation or anything like that. The reality is either one of those materials would be okay, provided you have it inspected and you do whatever you need to do. In order to take care of it long term, we're gonna take a quick break.
