Beaufort Village, if you're going north on 85, keep left on 9 85 and then use exit four to us 23, which is Beauford. Uh, US 23 for, to Beaufort and Cumming. You turn left on Beaufort Drive right onto so Lee Street and right onto Beaufort Highway. After you go right on Beaufort Highway, you'll turn right on Beaufort Village Way, and then right into the complex Beauford Village, walk some of the amenities.

It's a great little neighborhood. Some of the amenities. It's a mixed use development in Beaufort. It's, uh, fronted by retail shop services and restaurants. The, it's a gated town home community backs up to a private nature preserve. It's got easy access to I 85, 9 85. It's walking distance to Beauford schools.

It's located across the street from the Buford Community Center, town Park and Theater. Uh, it that includes the Sylvia Beard Theater. Town park with year-round concerts and shows in the theater and on the lawn. Also has a banquet in a conference center and the Beaufort Museum. Only five minutes from Bogan, only five minutes to Bogan Park.

Community Recreation and aquatic Center, which is an 83 acre park with lots of amenities including walking trails of gymnasiums, indoor and outdoor sports courts, badminton, volleyball, shuffleboard. And basketball. An indoor aquatic center with, uh, competition and play pools, and then a basketball softball, a baseball softball complex, and an art studio.

The community's only 10 minutes to the Mall of Georgia. 15 minutes to Cool Ray Field is close to Lake Lanier. 20 minutes to Lake Lanier Island waterpark even less to Lanier Islands Beach and Beaufort Dam. It is. In a great, great area. Let's take a look at what's happened in the market over the last few years in Beaufort Village.

In 2020, uh, there were a total of. Well, let's see here. In 2020, actually, you know what? In, in this, uh, in this show, we're just gonna give you just the last two years. And the reason we're gonna do that is because there is no data for 2020. Uh, this neighborhood is a very, very small neighborhood, and that's why in 2020 it's possible to not have sales.

It's just a, you know, 50, 60 home town homes in the neighborhood in 20 21, 4. Of the town homes in the development sold, they took an average of 12 days to sell and the average sales price was 400. Thousand $500. They went from a low of 3 35 to a high of five 15. In 2022, there were five town homes sold.

That took an average of 47 days, and the average sales price shot up 130,000 from 400,500 to 529,900. That range from a low of 500, 462,000 to a high of 570,000. There are currently five homes available for sale, five town homes available for sale in the development, which means there's 9.6 months worth of inventory.

What does that mean? That means it is a buyer's market. If you have less than five months, less than four months worth of inventory, We believe it. You have a seller's market. If you have four and five months worth of inventory. It is a balanced market over five months worth of inventory. It is a buyer'ss market.

Now, for those of you who read articles or listen to the news stories that say a balanced market is six months worth of inventory, just. That means half of the home sellers would sell their home in less than six months. Half of the home sellers would sell their home in more than six months. And so the reality is, um, a six months worth of inventory is not necessarily a very balanced market over the last, let's call it eight years homeowner equity.

In Beaufort Village has increased $18 million. That's a lot for 50 or 60 owners of properties in the neighborhood. If you are looking for this type of information on any. You want to compare and either compare it with another public high school individual, public high school, or the average of all public high schools in metro Atlanta.

You can get a wonderful proprietary school score using a, a very sophisticated AL algorithm that I think provides a very accurate rating for a school.

So something in the nineties is an a, eighties B 70 C. You get the idea and then you'll also get all the demographic information you're looking for. What's the average age of a home? What's the average household income, the educational attainment of parents, the percentage of homes that are. Occupied by homeowners or by renters.

Now we put 'em together a while back. This is from a listener, Baron and Buckhead. A while back, you discussed luxury homes and how a home fits into that category. What staging tips can you give us for our home that is considered. Luxury. And my guess is in Buckhead is probably right that your home is a luxury home.

I think there's a couple of things to remember. Uh, these are things that are going on in 2023. I. You wanna blur the distinction between the indoors and the outdoors. So light and views and outdoor plannings and indoor greenery. People are looking for a home that merges the natural environment with comfortable indoor living spaces and, um, you know, they want one that provides both shelter and comfort.

Number two, move beyond the all white kitchens uhoh. We have had this trend for several years of everything in a kitchen and everything in a bathroom being white. But emerging trends, while they still focus on clean lined functional workspaces, they are shifting toward natural materials, uh, surprisingly soothing darker color schemes, and a more personalized approach.

For those of you who thought those white kitchen cabinets would never go away, maybe that is not true. Number three, explore alternatives to Scandinavian, while contemporary interiors are not likely to fall out of favor completely. There are some outstanding new contestants for design excellence in residential interiors.

Look at the latest mid-century modern styles for an updated twist on contemporary, and then embrace home bars and lounge areas. If you remember. The words of the hit song Summertime, that's Janice Joplin in 1968. The phrase to remember for 2023 might be Living should be Easy. A home bar or a lounge area that will accommodate both family and guests in an informal setting is really an emerging trend.

Might entail anything from an upscale wine bar adjacent to a media room, maybe a full scale cocktail bar and a game room. Oh, I wanna put a game room in my house. A coffee bar in an at home library, or even a lower level ice cream bar and soda fountain. So blur the distinction between inside and out. Move beyond all white kitchens.
