Each week we pick one specific Metro Atlanta neighborhood to call out critical changes to help you know as a homeowner how you might have a particular advantage in that neighborhood. And this week, we are focusing on Marina Bay in Gainesville. If you are taking Georgia 400 North, you'll go to exit 17.

You'll take Highway 53 toward Lake Lanier, which would be to the right or to the east. East, um, you'll turn left on Sardis Road to Chester Road. You'll turn right on Cool Springs Road and the subdivision is on the left. Left. You'll use Lighthouse Way. What a great name. And it has, uh, it's a beautiful little neighborhood.

It's got a good bit of properties with Lake Frontage on it. I've been a long time since I've been in there. Uh, it is a resort style community at Lake Lanier. The amenities include a community clubhouse, a salt water pool, and fitness center. Private marina 280 slips. Uh, tennis and pickleball courts, loads of social activities through the year, has good access to 985 and 400, I gave you directions from 400, nearby 10 minutes or less to Boulding Mill Campground and Fishing Pier, Boulding Mill Beach Day Use Area and Boat Ramp.

It's convenient to Cool Springs Park, a 75 acre park with mountain biking trails, an XC training track for all levels of riders, and Little League fields. It's 20 minutes to the Atlanta Botanical Garden Gainesville location, which hosts seasonal events, concerts. I don't know that I've ever even been to the Atlanta Botanical Garden's Gainesville location.

I need to put that on my list. It offers classes for children and adults. The Gainesville location is home to the largest conservation nursery in the southeast. And it's also close to the Gainesville Square, which is home to a vibrant business district. It has restaurants and shopping and lots of annual events, art walks and mutts on main and concert series and skate the city.

You can take a self guided tour of historic Green Street to see one of the... Finest, relatively untouched examples of neoclassical architecture in North Georgia maps are available at the Gainesville Visitor Center and downtown. Uh, and you can go to the Gainesville Visitor Center and download the walking tour map at exploregainesville.

org, exploregainesville. org. Let's take a look at what's happened in Marina Bay over the last three years. In 2021, there's about 250 ish homes in the neighborhood. 2021, there were 13 homes that sold. They took an average of 45 days from listing to contract. The average sales price was 922, 000. They ranged from a low of 610, 000.

Up to a high of 1. 7 million homes sold for 97. 2 percent of their list price in 2022, six homes sold for the year, which is a total of seven less than the prior year. They took an average of 104 days from listing the contract. The average sales price dropped about 50, 000, uh, 45 They range from a low of 738 to a high of 995, 000.

You can see. With that high price going from 1. 7 million to 995, 000. Why there was an average sales price drop in the neighborhood year to date this year, five homes have sold and closed. They've taken an average of 45 days listing the contract average sales price up 80, 000 from 2021 up 125, 000 from 2022 to a million 8, 007.

22. They range from a low of 713, 000 to a high of 1, 287, 000. There are currently two homes available for sale in the neighborhood at an average list price of 1, 034, 000. They range from 769, 000 up to 1, 300, 000. It means we have 4. 8 months worth of supply if we have less than 4 months worth of inventory.

It's a seller's market. Four and five months worth of inventory is a balanced market. More than five months worth of inventory is a buyer's market. So, you are right in the middle of a balanced market in Marina Bay in Gainesville. Average home in the neighborhood in 2013 sold for 460, 100. 460, 100. Which means, at an average sales price in...

2023 year to date of $1 million. It means homeowner equity in the neighborhood has increased to the tune of $139.8 million, $139.8 million. The elementary school is Sardis. The middle school is Chester Tee Middle School High School is Chee High School. Chester Tee High School gets a School Chimp score of 88.

If you're the type of person who doesn't want a monkey around. With your kid's education or the school's effect on home values, then you probably want to get a school chimp report. This ties in. Buyers can now search by school on Zillow. Some of you might be thinking, who cares? But Zillow has launched a new feature that allows home buyers to search by school, revealing homes for rent or sale in the buyer's school district of choice.

According to Zillow's Consumer Housing Trends report, 75 percent of buyers in their 30s value school districts when considering new homes, followed by 67 percent of buyers in their 40s, 61 percent of first time homebuyers. Furthermore, the share of buyers who care to locate a home in their desired school district rose to 52 percent this year from 43 percent in 2021.

Nearly one third of home shoppers have children younger than 18 making search by school an important feature on the Zillow app. Also, the perfect home also extends, often extends beyond the property itself and this feature makes it easy for shoppers to explore homes for sale or rent in their desired school district.

Prospective buyers can access the search by school feature via the search bar on Zillow's IOS mobile app. The feature will be available on Android platforms by the end of the year and on the web in 2021. The reality is if you really want to understand school districts and the effect on home values, then number one, you should go to sure.

MLS. com. I've always told you if you're searching online, you're not happy with what you find and go to sure. MLS. com S U R E M L S. com. You've been able to search by school district on that site for. 12 years, probably 10 years. So for a long time, but you also, if you're interested in school districts and how they affect home values, then you need to get what's called a school chimp report.

Use as the subject, which if you want us to compare it to one school, if you want us to compare it to the average of all Metro Atlanta high schools, we can do pretty much whatever you want.

Cheryl and I actually worked for the same company when I was in my 20s, a long time ago.

Um, way back to when your mom first started her real estate business. Can you think back and tell the listeners a little bit about the 35, actually 36. That's amazing memory. real estate legacy. So the name of the company today is Modern Traditions Realty Group. My business partner is Kristy Vallee. Her father started in real estate about the same time my mother started in real estate.

My mother went through a divorce, unfortunately, in 1986. Um, at the end of that divorce, she didn't have a lot of financial security and she decided that the best way for her to make money would be to get into real estate and sell real estate. She worked for Century 21. She worked for Northside, which was Johnny Isaacs, a real estate company.

And then she came to REMAX and she and I have been with REMAX ever since that day. And mom built an amazing business over a... Uh, 15, 16 year period. There were some areas around Gwinnett Place Mall that were really, really nice then. Maybe they're not as nice today, although redeveloping, which is really cool.

You know, where she would sell 30 percent or 40 percent of the homes. In those neighborhoods and it was really quite amazing. So I started in 2003 working for my mother, got my license in 2002, did her closings, learned to support her business wise, but the long story short is she created a. legacy for the name Gaddis that has such a strong dependable reputation that we are building on that each and every day 36 years later.
