Exploring Brookside Crossing, Shipping Container Homes, and Shoe Etiquette

Welcome back to the fourth and final segment of Go Gaddis Real Estate Radio right here on AM nine 20. The answer in this segment in our neighborhood spotlight, we're featuring Brookside Crossing in Auburn. If you live anywhere in the area near Auburn, you definitely wanna pay attention to what's going on in Brookside Crossing, 'cause it might be very similar to what's going on in your neighborhood.

What is a shipping container home or maybe more commonly called a container home. Have you ever stayed in one? I have stayed in one. I'll talk about my experience when we get to that portion of the segment and shoes on or shoes off. What do you do when you're in your house and what do you do when you visit someone else's home?

Do you take your shoes off or do you leave them on? Got those subjects and more in this segment. Without further ado, let's jump into our neighborhood spotlight. For those who listen every week, you know that each week we pick one specific metro Atlanta neighborhood to call our critical changes in pricing sales prices over the last few years to help you learn as a homeowner in the neighborhood how you might have, or whether or not you may have a particular advantage in the neighborhood.

Brookside caught crossing. If you are traveling I 85 North, you go to exit one 18, which is Gravel Springs Road. If you're familiar with that area, you'll follow 3 24 for approximately five miles. It turns into Auburn Road, the neighborhood is on the left. You'll use Tupelo Trail to enter. It is a neat little neighborhood.

And, uh, it's got a lot of stuff to offer. I mean, it's, it's a, it's a, it's just a great little neighborhood Again, Brookside Crossing. I have lost my notes on it. Gimme one second and I'm gonna find them again so I can talk about Brookside Crossing One second. Unusual for me to do that, but, uh, certainly, uh, not.

Uh, not it, it's, it's not that. It's never happened before. Uh, Brookside Crossing is located in Auburn, and it's a swim tennis community with a over 400 homes. It's a big subdivision. Amenities include pick, pickleball, courts, a clubhouse, playground, batting cage, average sales price in the area. We'll get into in just a minute, 10 minutes.

To Little Mulberry Park that has 15 miles of trails and fishing lakes, playgrounds, disc golf, equestrian trails, Mo Mulberry Park. Overlook is one of the highest elevations in Gwinnett County. Also close to Rabbit Hill Park has got athletic fields, football, soccer, baseball, lighted walking track, dog park, sand volleyball, pond and river channel.

Uh, splash Pad Downtown Auburn is nearing completion. When it's done, it'll feature New City Hall multi-use Trails Garden Civic Center, brew Pubs, Bluebird Trail, and Apiary Homes located off Highway 29 and the Trophy Club of Appalachia public golf courses nearby with the re renovated, easy for me to say, renovated driving range, and 18 holes of golf.

And a restaurant is 15 minutes to the Mall of Georgia. It's 25 minutes to La Vaquita. Flea market, which is a Pender Pendergrass flea market, which has over 250,000 square feet of food and fun and shopping and over 500 vendors. Let's take a look at the, uh, actual market in Brookside Crossing over the last few years.

In 2021, there were 31 homes sold in the neighborhood. Average sales price, 388,000. That ranges from a low of three 19 to a high of 500,000. In 20 22 17 homes sold, that took an average of 27 days from listing the contract. Average sales price jumped, let's just call it $62,000 to $449,000 from ranging from a low of 355,000 to a high of 585,000, and then year to date this year than 20 homes sold.

More homes sold. Year to date this year. Through, let's just say the end of July than in all of last year, 17 last year, 20 this year. Total days on the market. On average, 46 days, average sales price increased another, let's just call it $8,000, $9,000 to 458,000. They range from a low of 405,000 up to a high of 493,000.

Again, there are a total of just over 400 homes in the neighborhood. There have been a total of 24 sold in the last 365 days. There's five on the market currently at an average list price of 463,000, ranging from four 19 up to just a little over 500,000, which means there's 2.5 months worth of inventory, which means it is Brookside Crossing is a clearly a seller's market.

Average sales price of a home in 2012 in the neighborhood, 152,000 average sales price, year to date, 458. A thousand, which means homeowner equity in the neighborhood has increased $128 million, $128 million. That is a ton, and I talk about this because I love the fact that so many people in America are able to grow their net worth, are able to grow, what in some cases becomes generational wealth.

Um, because they own a home. And I think that is just, just spectacular. For those of you who don't wanna monkey around with your kids' education or the school's effect on home values, you need a school Chimp report gives you a proprietary rating, a ranking on the school that allows you to compare one school to another school, or one school to the average of all public.

High school in metro Atlanta gives demographic information and a percentage of. Homes occupied by owners or renters, average household income, educational attainment, things like that. And then gives all the real estate data you could want for that particular school district. Over a five to seven year period.

A listener wrote in with a question and a statement. I saw a TV show recently about container homes. Is that real? And what are the advantages and disadvantages of them?

That's from Jordan in Peachtree Corners, and I actually have. A, a little bit of, uh, information, firsthand information on shipping containers. I actually, with my girlfriend, stayed in a shipping container, Airbnb that was just south of Asheville. She and I were on a quest to go to botanical gardens. Sort of the state official botanical garden in all 50 states.

In the US I think we're up to 12 and we're getting ready to do a tour of seven or eight more of those. We absolutely love it, but we wanted to go to the botanical gardens in South Carolina and in North Carolina. South Carolina is at Clemson University in Clemson, and uh, North Carolina is in Asheville.

We actually went to two in Asheville. One of them turned out to be the wrong one, but they were both great and we stayed at a converted shipping container and it was. Fabulous. Had a deck on top of the house, had a patio out front. Um, had plenty of room for sleeping. Uh, the bathroom while small was still plenty adequate, and we had a kitchen and a little family room area with a little couch, and we just had a great time.

A shipping container home is built using recycled containers as a structure of the home because of the uniformity, they're perfect for building interesting custom homes. Containers are usually made of steel and have a. You know, boxy rectangular shape. They're a great choice if you love. Mid-century, mid, mid-century, modern style of house or you know, all you have to do is arrange the containers in a certain way and furnish the inside.

You can do multiple containers. The one I stayed in was simply one container. Uh, most shipping container homes are built from standardized containers. They can be stacked next to one another stacked side on top to bottom, and they are really an interesting alternative. Most of them come from China. I look for how much.

They were for sale online, just the containers themselves, and they were two or $3,000. So can shipping container homes are real in many cases in metro Atlanta? I think the zoning will not allow you to have a shipping container home, but I bet you'll see some of that changing, especially in, um, the city of Atlanta, places where they have allowed sort of an auxiliary use.

Dwelling in the backyard, so like a guest house or something in the backyard. I think that is a very significant development recently in Metro Atlanta. The answer. Do you take your shoes off when you enter your own home? The answer's no for me. What about when a guest, when you're a guest in someone else's home, would you be offended if they ask you to take your shoes off Me? No, because I visit so many homes. Owned by people from so many different cultures that I'm, it's not uncommon at all for people to ask me to take my shoes off, and I don't have a problem with that at all.

Justin from Suwanee submitted a question and he wanted to know if this was just customary in the south or all over the country, and I would say that it's not customary in the South. When I was growing up, I never had anybody ask me to take my shoes off when I entered their home, but you know, some people do it at home and it's because they don't wanna track dirt across the clean carpets and floors or.

You know, maybe it's just a relief to shed the shoes. It's a common practice observed in Asian and Middle Eastern countries and households, but if you regularly take them off, mainly because you're worried about harmful bacteria from the outside, getting inside and making you sick, you can probably relax.

I have heard that concern before in the past. It says these concerns are overblown. More pressing is the health risks that are offered overlooked in 2008 researchers. Track new shoes worn by 10 participants for two weeks, and found that chloroform bacteria like e coli were extremely common on the outside of shoes.

E coli is known to cause intestinal and urinary tract infections, as well as meningitis among other illnesses. Yuck. Keep it out of my house. Keep it outta my house. It's possible to transmit germs from your footwear onto the carpet and get it unfortunately in your face. Mouth. So, Hey, you wanna take your shoes off?
