Welcome back to Go Gaddis Real Estate Radio right here on AM 920 The Answer. I'm Cleve Gaddis. Thanks for sticking with us through the break. In our neighborhood spotlight, we're featuring Princeton Crossing in Tucker. I love that. Not inside the perimeter, but close. The Brady Bunch home, believe it or not, in Los Angeles sells recently for a loss.

Each week we pick one specific Metro Atlanta neighborhood to call out critical changes to help you understand as a homeowner in that neighborhood.

Whether or not you may have an advantage or a disadvantage when it comes to selling a home in the neighborhood and this week we are featuring Princeton Crossing which is in Tucker. It has 250 ish homes. We count 254. Quite often there's a few more homes that aren't showing up in the tax records. It is a swimming tennis neighborhood in Tucker is five minutes from Lions Club Park, which is 51 acres of baseball and softball and a playground and Camp Creek Greenway trailhead.

It's 10 minutes to downtown Tucker Main Street, which has restaurants and seasonal farmers market and community events and shopping. It's 10 minutes to Heritage Golf Links, which is described as Atlanta's one of Atlanta's best new courses. Public is welcome there. 10 minutes to Kelly Cofer Park. which is 23 acre park with walking trails and Kofor Lake and a splash pad and 20 minutes to Stone Mountain Park, which is a 3200 acre historic, historical and natural site.

Never been to Stone Mountain. Certainly you want to go. Take a look at that as soon as you possibly can. Let's talk about where Princeton Crossing is located. If you are unfamiliar with the Tucker area, take I 285 from I 285, take the U. S. 29er Lawrenceville Highway exit, go right on Lankford Road, left into the subdivision.

So it is very close to 285. And Lawrenceville highway. Let's take a look at what's happened in the market over the last few years. It's interesting. The height of my computer screen has changed since my last show. And, uh, I'm embarrassed to say that I wear a progressive. lenses and now I cannot read things as well as I used to could.

I'm going to have to figure out a solution for that. In 2021, the average sales price in the neighborhood was 456, 000. There were 14 homes that sold. They took an average of 16 days from listing to contract. These range from a low of 401, 000 to a high of 525, 000 and homes sold for almost 1 percent more than they were listed for.

In 2021 for, uh, excuse me, 2022, only two homes sold. They took 30 days on average to sell. Average sales price fit 515, 000, which is an increase of almost 60, 000. Over the prior year, low sales price 495, 000, high sales price 535, 000, houses sold for 100 percent of what they were listed for. Year to date in 2023, only two homes sold.

There's not been a lot of homes sold in this neighborhood. Over the last two years, they've taken an average of 13 days from listing the contract. Average sales price five hundred and fifty seven thousand dollars, which is forty five ish thousand dollars more than it was this time Which is that it was in the month before they're currently two homes Available for sale.

There have only been 200. There's only been 200 two homes sold in the last 365 days Which means you have 12 months worth of inventory 12 months worth of inventory means you have a buyers market Now if those are good houses, they'll sell quickly and without any problem whatsoever Average sales price in the neighborhood in 2010 when prices were at their lowest 246, 000.

It's a far cry below the 557, 500 this year which means homeowners, the 254 homeowners in that neighborhood have equity in their homes. have increased equity in their homes to the tune of 80 million. The elementary school is Arcado. The middle school is Trickham and the high school is Parkview, which means this neighborhood is in Gwinnett County, not in DeKalb County, which is where Stone Mountain Park is located.

If you are the type of person who doesn't want to monkey around with your kid's education or the school's effect on home values, you need a school champ report. And it's easy to get one. You can put the name Parkview High School in, and then you can compare Parkview High School with, for example, Brookwood, or you compare. Compare Parkview with Norcross or Duluth or, or. Um, Lambert High School or Walton High School or any high school that you want to compare it to. And you can also compare Parkview with the average of all Metro Atlanta high schools.

It'll give you all of the demographic information you're looking for. The average age of a home, the percentage of homeowners versus renters in an area, educational attainment of parents, average household income, all kinds of good stuff. And it will also give you all of the real estate data by school district.

It'll break it all down. And then initially you'll get a ranking on a scale of 20 to a hundred with 90 being an a 80 being a B seventies being a C you kind of get how that works. School chimp report. I am the type of person, I don't really like to search for much, which is weird that I would be a real estate agent, but what that means is that I have to have things set up very well to make sure that I'm not missing anything and one of the ways I do that is I always search both the First Multiple Listing Service and the Georgia Multiple Listing Service.

When I'm doing that in the listing services, I have to go two different places. I have to log on over here and search, then I have to log on over here and search to make sure I'm not missing anything. But, and the reason I do that is because there's so much more information in the listing service. For people who think that you have all of the information available at your fingertips that listing agents have or buyers agents have, it's simply not true.

There's a lot of data fields, a lot of information on A home or any other type of listing that is not in the listing services that is not in the Websites like zillow and realtor. com because they don't feed all that information out but agents can get it So I go and search georgia mls. I also search first multiple listing service And so when I created a new website, I decided, you know what, my website needs to pull from both of those sites.

So that I can make sure that anybody that comes to the site, they're not missing anything. It'll get you to the same place. I don't know who listening like the Brady Bunch, but I sure did. The TV show aired from 1969 to 1974. Seems to me like it was on a lot longer than that. I wonder how many watched that sitcom. I remember coming home from school and watching it after school. But I also want to know how many of you watched the HGTV show where it was purchased by HGTV and renovated by several designers.

There is an article. From the, uh, L. A. Times, which says the Brady Bunch house in Studio City sold for 3. 2 million, more than 2 million below. list price. And to me, this is fascinating. The Brady Bunch house, which was renovated, as I said, by HGTV, is sold for more than two million below its original asking price and, believe it or not, sold for about 300, 000 less than HGTV purchased it for.

After spending the summer on the market... The Studio City property just closed escrow. A historic home enthusiast purchased it for 3. 2 million dollars. HGTV in May purchased it for 3. 5 million dollars in, in, in 2018 and they overhauled it on a series called A Very Brady Renovation. HGTV listed the Groovy Digs, I love that, I can picture the dad saying Groovy, for 5.

5 million dollars as to why HGTV Accepted an offer more than two million below asking price. The listing agent said, well, it's a one of a kind property, which means it's impossible to comp. The article says that no one would ever live in the home. He says he felt it was worth three to three and a half million.

That's what it sold for. It was built in 1959 with late modernist architecture. The house was used only for exterior shots during the sitcom's five seasons from 1969 to 1974. I don't know about you, but I would love to see that. Those shows, those TV shows that I used to watch, especially when I was in...

Elementary school, middle school, I don't, I don't think I was actually watching, uh, The Brady Bunch when I was in elementary school. I don't know why I said that, but Middle school and high school, um, I mean, I just have such fond memories of The Brady Bunch and Gilligan's Island and I can't remember all the other things.

Hogan's Heroes were on in the afternoon. And I have such good, so many good fond memories of those that I'd love to go see The Brady Bunch house someday myself. If you ran into one of the real housewives of Atlanta, what would you do? Would you interrupt their meal? Would you track them down? Are you curious as to where they live?

And where they hang out? I have a... Good friend who is a real Housewives of Atlanta fan, this is from Tanya in Doraville. She wants to check out the aquarium when she comes to Atlanta, but mostly she's hoping to bump into one of them. Where do they live? And, uh, I'll give you the list. Portia Williams lives in Sugarloaf Country Club, which is in Duluth.

Drew Sedora also lives in Sugarloaf Country Club. Uh, Kenya Moore, Cherie Whitfield, and Phaedra, I think I'm saying that correctly, Parks, all have homes in Buckhead. The primary production location of The Real Housewives of Atlanta is the Atlanta metropolitan area, but the prominent locations that are featured on the show are the J Spot Salon at 3060 Farr Road.

I bought a townhome in a development that used to be home to one of the original cast. I cannot remember her name, of the Real Housewives of Atlanta. I appreciate each and every single one of you.
