Welcome back to another week's edition of Go Gaddis real estate radio right here on AM 920 the answer in this first Segment of the show we have Cleve's thoughts. That's me Cleve Gaddis my thoughts on the residential real estate market in Metro Atlanta Just my general take on what's going on and are something you should know about Atlanta segment Top Ghost Tours in Metro Atlanta.

I don't know if you like ghost tours or not, but I'm going to tell you where you can find ghost tours in Metro Atlanta. And is a final walkthrough before closing really necessary? My name is Cleve Gaddis. You're listening to Go Gaddis Real Estate Radio. Most of our to

help them make decisions, but they do need someone to help them gather all the facts. You're capable of making decisions provided someone presents you with all of the facts. And so many times in life, when we're dealing with things that are really very important to us from a financial standpoint, from an emotional standpoint, or a family standpoint, or even a spiritual standpoint, we have to make decisions when we don't have all of the information.

And I don't know if you can relate or not. But that is not something that I like. Now, I'm not trying to say that I think we're in the business of outsmarting the competition, or we're trying to be smarter than everybody else. That's not what I'm saying. What I'm saying is we need to be as well educated as we can possibly be so that we, when faced with an important decision, like decisions we'd make in buying and selling.

homes, we can make the best decision or at least we can make the decision that is right for us. I was speaking with someone a couple of days ago. And they said, well, you have to tell me if I'm paying too much or too little. And I said, well, I can't tell you if you're paying too much or too little for yourself, but I can tell you if you're paying too much or too little based on comparables in the market.

And the person looked at me like, what on earth are you saying? That does not make any sense. And so I went on to clarify and I said, what I'm saying is, That if you want the house badly enough and you want to overpay just slightly for the home so that you can live in it Nobody else can then that's your prerogative.

So my job is to tell you what I think the home is worth Your job is to tell me what you want to do What you want your strategy to be and then my job is to see if I can get that worked out for you So we as you go to closing on a property Whether you're buying or selling, we don't want you to learn anything at closing or after that you should have learned before.

I know that's probably a little much for me to say, but you can enjoy your life even better. Next we're going to go into my thoughts on the Metro Atlanta. Residential real estate market. Is the market good for sellers? Yes. Is the market actually still good for buyers? Yes. Now, many home buyers would disagree and say there's still not quite enough inventory in the market.

But what I mean when I say it's good for homebuyers is that if homebuyers buy a home, the high probability is that that home will be worth more money next year than it is worth this year. I remember when I was helping people buy homes in 2006 and 2007 and 8 and 9 and 10 and 11 and 12. I don't remember being all that sure that the home that someone was buying, including rental houses that I might have bought during the time, that those homes would be worth more in the following year, because in many cases they were not.

I do believe you as a buyer have more choices, there's more homes on the market right now today than there was A couple of years ago. I believe that some of the homes are starting to take longer to sell. We have on average 1, 400 to 1, 600 homes in the Metro Atlanta market that are currently listed where the seller makes a reduction in the list price and that is every week, not every month.

So that's a lot of homeowners who are super motivated to sell their house. And might be willing to negotiate you with you as a buyer. If you are a home seller, the reality is enough inventory simply does not exist. Meaning. There are not enough homes in metro Atlanta. There are not enough homes in the majority of the United States for all of the people who need homes.

So, inventory is reduced because of the interest rate environment. Sometimes people don't think they can afford to give up their three and a quarter percent rate and go into a six and a half or seven and a half percent rate. And I understand that. I'm not saying that that... it in all cases, but I certainly understand it.

But the reality is there are simply they don't exist. The dwellings do not exist because we have not built enough houses since the recession started to meet up to to meet the growth rate in households. Households are created when people graduate from college or get married or move out of their parents house.

Or we have a, uh, a divorce. Sometimes it creates another housing unit and we generally need between a million, two and a million, five new housing units every year in the United States of America. So Cleves thoughts on the market. If you're a seller, still a good time to sell. If you're a buyer, and you're serious, it's still a good time to buy.

Now here's something you should know about Metro Atlanta. We've got top ghost tours in Metro Atlanta. Can you believe that Halloween is right around the corner?

It seems to me... Like just yesterday it was January the 1st. I don't know about you, but I love Halloween. I don't love the scary stuff, but I love Halloween. I love dressing up for Halloween. I love I love eating Halloween candy. I don't know if you can relate. I used to eat most of the Reese's that would come home in my house, in my daughter's bags, or in many cases they were carrying a pillowcase so they wouldn't drop their food.

Uh, a, uh, Halloween basket that they would take with them. But if you want to get into the spirit of the season, you can certainly tour some of Atlanta's most haunted spots. Some tours are available just seasonally, and most require reservations, so check their websites before you go see them. First one is capturing the spirit of Oakland at Oakland Cemetery.

If you asked me if I wanted to go... On a ghost tour in a cemetery, I would say no, no, no, no, no. Tours are available there from October the 19th through the 31st. I'm not saying you shouldn't do it, I'm just saying I wouldn't want to. Now the Fox Theater ghost tours, I love that, uncover the secrets that lurk in the historic Fox Theater, including the 1929 hospital room, the powder room, and the sub basement areas.

This one's not recommended for ages 10 and younger. Then you've got a tour of Southern Ghosts. This is a lantern lit walking tour of Stone Mountains Historic Square. That sounds pretty good. Then you've got the Lawrenceville Ghost Tours. That is a 90 minute adventure that runs from September the 15th through October the 31st in Lawrenceville.

You've got Covington Ghost Tours. Where you can explore the haunted history of Covington as experienced in Ghost Guides. You can do a walking tour of the city. You'll also see the filming locations of the movie and telev and movies and television shows like The Vampire Diaries. Dukes of Hazzard and more.

Then you've got the Decatur Ghost Tours. Yeah, it's a professional medium and clairvoyant, uh, Boo Newell, who takes guests on tours in the old Decatur Cemetery. You've also got the Ghost of Marietta. You can hear tales of the past, uh, residents on a lantern led walking tour of downtown Marietta. You've got the Roswell Ghost Tour in downtown Roswell.

You've got Atlanta Ghost, which is in midtowns. It's Atlanta's Midtown District, and before you go, wear comfy shoes. Sometimes tours are too scary for young children, for sure, and certainly make your reservations ahead. If you are buying a home and you're wondering whether or not you should do a final walkthrough prior to closing, the answer is yes, all capital letters, yes, yes, yes.

You want to make sure that the house is there. You want to make sure that anything that's supposed to convey to you is still left there as well. And you just don't want any surprises. So my recommendation is that you always go to the home and then to closing. Cause at a minimum, you want to make sure the home is still there.
