Welcome back to another week's edition of Go Gaddis Real Estate Radio right here on AM 920 The Answer. I'm Cleve Gaddis and I say hello to all of you amazing people right here in Metro Atlanta. In this first segment of the show we've got our Metro Atlanta Residential Real Estate Update for the last seven days and our Something You Should Know About Atlanta segment.

We're going to talk corn mazes and pumpkin patches. So if either of those interest you, you're going to want to stay tuned for this entire segment and... If you want to sell your house by owner, or what would be called a FISBO for sale by owner, many ways people look at that process and many things that people think turn out not to be the case.

Again, my name is Cleve Gaddis. You're listening to Go Gaddis Real Estate Radio. My goal and my purpose for this show is very simple. Many, many times in life. Things don't turn out to be the way we thought they were. Now, this could be in relationships, uh, this could be family, this could be at church, this could be at work, but this also could be in selling or buying a home.

We don't want you to learn anything after it's too late to do anything about it. So, it's not that I don't trust everybody. But I am one who believes you must trust but verify. Now, it's probably not possible to make sure you as a home seller or as a home buyer have everything, every piece of information you need when you need it to make the right decisions.

Along the way, it's probably not ever going to happen, but my goal would be to get you as close to full understanding, as close to going into a sale transaction for a home, or a purchase transaction for a home, or maybe a purchase transaction for a real estate investment, and to make sure you go in eyes wide open.

Let's jump into the Metro Atlanta residential real estate update for the last seven days. 1, 880 new listings were entered into the first multiple listing service for the week. 1, 027 went under contract, which means we're talking about over 800 more listings at the end of the week than the beginning of the week.

What does that mean, buyers? If you've been waiting for the right home to come on the market, I would say you probably need to get back and get your searches set up and going again. I think it is extremely important. That we recognize that September, October, November, December, January, February might provide way more Opportunities for you to find the house that you're looking for Than from you know March through today.

There were twelve hundred and ninety one closings for the week I would say that's off five or six or seven hundred from where we would have been this time two years ago And there were almost fifteen hundred fourteen hundred ninety to be precise homes That had a price decrease. So you had 800 more listings come into the market than were put under contract during the week and you had 1, 500 or almost 1, 500 homes that had a price decrease Seems to me like that's about 2, 300 more opportunities for homebuyers in Metro Atlanta on This date this first day of fall I might add Uh, than there were seven days ago.

Is the market still good for home sellers? Yes. Especially if something really, really looks good. If it looks like 2022 or 2023, it sells and it sells quickly and it sells for a nice price. There are also plenty of new opportunities for buyers and I'm excited that some of you who feel like you've been sidelined as buyers are going to be able to get back into the game.

Something you should know about Metro Atlanta each week, we pick something that you, when you live in Atlanta, may not know about Atlanta, but something that we feel like you should know about Atlanta.

I'm a big fan of living here. I've been a big fan of living in Atlanta. Don't love the traffic so much, but I've been a big fan of living in Metro Atlanta. For the bulk of my 55 years. I lived away from Atlanta for about 9 years. I love metro Atlanta. And so we want you to learn as much as you possibly can about it.

Today, as I just mentioned, is the first day of fall. And fall weather, which you know, we're not quite there yet, means corn mazes. And it means pumpkin patches as well. We have some family friendly farms to share with you. Uh, some of them have animals and jumping pillows and hay rides and games and more.

Prices for these, um, corn mazes and pumpkin patches range anywhere from 7 up to 30, depending upon the activity. Let me give you a quick list. If you are in Dawsonville, there's Bert's Farm. Open September 1st to November 10th in Buford is Buford Corn Maze. Uh, open September the 2nd to November the 12th.

Incoming is Warbington Farms. That's fun for all ages. It says as a corn crib swings, barnyard, animals, concessions. Then in, uh, Alto, Georgia, you have Jamore Farms open October the 20th and 21st. And then September the 9th through November the 5th. Uh, interesting. Oh, this year they have flashlight nights. So, Jamore Farms is open September the 9th through the 5th of November.

And then you have flashlight nights on October the 20th and 21st. That sounds like fun. Then you've got Calloway Gardens if you're in Pine Mountain or anywhere in that area. Uh, open September the 15th through October the 29th. In Dawsonville, you have Fawcett Farms. They have seven, they, excuse me, 900, 000 sunflowers.

900, 000 sunflowers. I would go to see that. Dawsonville also has Uncle Shuck's Corn Maze. Open September the 16th through November the 12th. Lawrenceville has Randy's Pumpkin Patch. You can't beat something called Randy's Pumpkin Patch. They got a trackless train, and a bunny petting zoo, and a haunted house, and inflatable corn maze, and pony rides, and bounce houses, and concessions, and a variety of pumpkins for purchase.

Lawrenceville opening September the 20th. In Bogart, you've got Washington Farms. They've got a petting zoo and jumping pillows and a cow train and a pumpkin patch. In Stockbridge, you've got Yule Forest, open September the 30th through October the 29th. In Jasper, you've got Yahoo Farms. Everybody will be able to remember that.

Yahoo Farm in Jasper. In Woodstock, you have Blue Spring Farms, Pumpkin Patch, Hayride Farm Animals, Bounce House. Woodstock, you also have Berry Patch Farms, and in Powder Springs, you have the Still Family Farm. You can just put a sign in the yard. You can get a buyer and you can close. Anyone can do it. Rick and Mary in Norcross submitted a question.

They say the market seems pretty strong and my wife and I think we can sell our house by ourselves and save the commission. Should we reconsider? I love that. It's almost like they teed up the ball for me to hit it. And I say yes, you should reconsider. And it's not because you can't sell your house on your own, because you probably can.

But you might not be able to sell your house on your own and get the maximum amount of money for your home. One of the weird dynamics in a for sale by owner market where the owner of the home is trying to sell without the help of a licensed real estate professional is that the homeowner is trying to save a certain percentage of real estate fees.

They're negotiable. They can be anywhere from five to six, seven percent and the buyer is trying to save the same fees because a buyer understands that when you have your home listed For sale by owner, they understand that you're going to be saving money and they would like to be saving money as well.

So, when you see a for sale by owner sign in the yard, what that means is it means the agents think, the homeowners think they can do what an agent would do. Here are four reasons some sellers think they don't need a realtor. Number one, they think they have the time and effort to devote to the sale.

While they may have the time, they might not have... Any idea what realtors do before showing houses, the marketing, the preparation of the home, determining the correct price, understanding and knowing how to respond to questions from potential buyers. I see so many sellers that step into a trap when answering questions for a buyer.

And really one of the best things for you as a seller is to stay away from the buyer and let someone who is an expert in answering questions, certainly honestly, certainly straightforward, truthfully, but maybe They can answer it differently than you would. Second thing is they believe owners will, or owners believe they'll always be available to show the property.

The reality is that is not the case. Homeowners pay for the opportunity to have their home shown at times that are convenient. Owners believe they'll market the property. The reality is there's no unique digital presentation including video and social media platforms. platforms being covered and more with most homeowners and then owners don't necessarily need to get involved with procedures and contracts when a home buyer answers questions that most agents can answer sometimes homeowners cannot answer those mortgage timeline documentation referrals for all kind of services all of that kind of stuff need an agent to do that for you but first and foremost remember that everybody is trying to save the same dollar If you're looking to sell your home anytime in the next six months, we believe we can sell it for 28, 000 more than your neighbor sold his or her home for.
