Welcome back to Go Gaddis Real Estate Radio, uh, right here on AM nine 20. The answer in this segment in our neighborhood spotlight, we're featuring River Shire in Lawrenceville. If you're in Du Luther or Suwanee, or anywhere in the area surrounding Roswell, you might wanna pay attention to this segment cuz what's happening in River Shire might mirror what's happening in your neighborhood.

Also, when you talk about the exterior, Features or parts of a home, would you recognize these common terms? We'll review, and then how to get your home ready for the spring market? It's basic stuff, but the reality is in many cases, people neglect to do it before they list their home. Each week we pick one specific metro Atlanta neighborhood to call out critical changes.

And to help you understand as a homeowner in that neighborhood, uh, you might have a, an advantage, a unique advantage if you are planning to sell your. From I 85 North, take Exit 1 0 6 to three 16 East, go left on Highway 20, which is Beauford Drive, and the neighborhood is on the left. You can use River Shire Parkway to enter the neighborhood.

A great little neighborhood. We've sold many, many homes in there over the years and pulling up the data now so we can talk about what's happened in the market. Those of you who listen, you know that I have gone green, I do not print out copies of what I. Covering on the radio show anymore. I do it on my laptop and I'm saving paper and I feel so environmentally friendly when it comes to doing that.

There are about four hundred and twenty seven four hundred thirty homes in the neighborhood, so it's a big, big neighborhood. And let's take a look at what happened over the last three years. In 2020, there were 33 homes sold. 427 houses. We would expect there to be 30, 35 home selling on an annual basis.

33 makes. They took an average of 43 days from the time they were listed to the time they went under contract. The average sales price was 308,300. Remember that number, those range from a low of 2 26 to high of three 70, home sold for 0.8% discount compared to their purchase price compared to their list price.

20 21 33 homes sold again. Average days on the market went from 43 down to 16. Average sales price increased 80,000 from 3 0 8 to 3 88. Those range from a low of 285,000 to a high of 500,000 home sold for 1.9% more than they were listed. For N 2022, only 17 homes sold half of the number of homes that sold in 2020 and 2021.

They took an average of 30 days listening to contract sales prices increased another $72,000, increased 80,000, 2020 to 2021 and create and increased another. $72,000. 2021 to 2022. Average sales price, $460,000. Low price of 2 9 3 95. High sales price of 540,000. Home sold for 0.6% more than their list price.

There are currently two homes available for sale in the neighborhood. The average list price is 492,000, which is also looks like it's gonna set. High price in the neighborhood. They range from a below 4 85 to high of 4 99, which means with those two homes for sale, we had 19 homes sell in the last 12 months, which means it would take 1.26 months, which means it would take five weeks to sell those two homes in the neighborhood.

Again, 427 homes in the neighborhood for one 30, let's call it. These homes were worth on average in twenty twelve, a hundred and sixty 2,500. Today they're worth 459,000, which means homeowner equity in the neighborhood has increased $127 million, 127 million. And think about that. The average homeowner in that neighborhood has an additional 300.

Thousand from 1 62 to four fifty nine. Let's just call that 300,000, just a little under 300,000, but has an additional 300,000 in equity in their home now than they would've had in 2012. Not saying that they didn't do some refinancing and borrowing and people buying, but if someone owned a home in 2012, on average, it was worth 1 62.

And today it's worth $460,000, $300,000 difference, give or take just a little bit. That is a big deal and that is impressive, and I. If you are the type of homeowner who doesn't wanna mess around with your kids' education or the school's effect on home values, you need to run a School Chimp report. It's easy.

I. Not miss under any circumstances. The Japanese garden, and I have a little bit of a hypocrite when I say that because I wasn't able to see the Japanese garden when I was there cuz it was raining. But I'm going back, I got a rain check and I'm gonna go back and see that question for you. How would you feel if your home inspector threw out a few terms and you had no clue what they were?

Would it make you feel stupid? Would it make you feel in. Got a listener question from just Jimmy in Lawrenceville. Received a listener question from Jimmy in Lawrenceville. We just had our home inspection done, and there are a few terms we wanted more clarification on. Soffit, trim, exterior siding, and fascia.

Hmm. So, uh, makes sense that you would not know those things. I'm a little disappointed that your home inspector did not meet with you personally and show you, uh, when you, uh, if you look up the side of a house, um, you know, the roof sticks out. Farther than the walls of the house. And the, the part that is, uh, perpendicular to the home is the soffit.

And in many cases there's vents in there that go up into the attic and then the fascia as that soffit turns and goes to where it's running parallel to the side of the house that would be called fascia. So the soffit and fascia, that would also be trim for the home. Uh, exterior siding is just whatever the material is.

So my house actually has a faux wood siding, and so that would be considered exterior siding. Um, in most cases, if it's brick exterior, they don't refer to as exterior siding. It's normally either a wood or a composite product that protects the exterior of the home. There are so many things as you're buying a home that could be confusing and the way.

Would suggest that you avoid being confused is to work with a real estate agent who can really help you understand everything that that report says. Courtney and Buford wrote in saying, what kind of spring springtime tips can you give us to get our home? To list, and I've got a few things that we can talk about. You know, spring is here. Buyers are coming out in search of their new home, and sellers are ready to list with 40% of home sales occurring.

From the month of March through June, and even though there's higher interest rates, it's not the slowing people down. Before you go and put your house on the market, make sure you do some thorough spring cleaning, countertops, tiles, grout, really clean the grout. It's amazing. I had somebody come in and clean the grout in my home and it's just beautiful.

Nobody else could get it clean, but it looks brand spanking new, clean your. Clean your sinks. Those are all good candidates. For a thorough professional cleaning carpet. Should be professionally cleaned, hardwood floors, refinished if necessary. Decluttering done. That is really imperative to do that. And um, to be honest with you, looking good and smelling good is, uh, really, uh, paramount.

I would say. You also need to spruce up your yard and make sure that you get the curb appeal looking good. You wanna cut the shrubs down where they don't go up. Oh, they don't, are higher than the bottom window cell and big, big, big old shrubs. In many cases, y'all to just cut 'em down or rip 'em out. And as a shrub lover, The thought of that doesn't sit well with me, but sometimes you need to do that to make your house look better.
