Let's take a look at what's happened in metro Atlanta in the real estate market, specifically residential real estate market. Over the last seven days, 1,862 new listings have come on the market in the first multiple listing service. 1,156 homes have gone under contract, which means we should have a little bit more inventory at the end of the week than at the beginning of the week, which means for you buyers who are frustrated because you don't have enough choices, maybe you have a few more choices.

1700 closings for the week. That's bigger than any week. I remember over the last several months, this time last year, that number might have been closer to 2000 or 2200 or 2300 closings. The 1700 closings in seven days. That's a lot. And 1,481 homes had a price decrease. That's right. Almost 1500 homes in metro Atlanta had a price decrease, meaning the seller has basically signaled the market saying, I am more interested in.

Selling my home this week than I was last week. And that might be a, a, an overreaching statement. Um, could be that they're more desperate, could be, they're more motivated, but it means something. And if you are working with a real estate agent, you need to make sure that that agent is showing you properties in your geographic area, in your price range that have also had a price decrease.

It could be that the condition of the property is not exactly what you're looking for. But in many cases, there are options to get the condition of the property put in, exactly the shape you want it to be in prior to closing. And I encourage you to think through those options. Good market for sellers.

1700 closings, 1,156 homes, one outta contract last week. The market's still brisk for sellers. Market is also providing good opportunities for buyers as inventory continues to rise. As we discussed on last week's show. Inventory was at about two months worth of inventory this time last year, about two weeks worth of inventory the year before, and about 2.2 months worth of inventory right now.

So anything under four months worth of inventory is a seller's market, meaning the sellers should have a particular advantage in those in markets when your months of inventory is less than four. We're featuring Booth Western Art Museum in Cartersville. I have never heard of the Booth Western Art Museum, and I know a lot of you are thinking, well, Cartersville not Metro Atlanta. But the reality is it's not a long drive up. 75, the world's largest permanent exhibition space for Western art. It is located in Cartersville, Georgia at the Booth Western Art Museum.

It's been open since 2003, and it's located again just north of Atlanta, along I 75. The booth, as it's called, is the largest museum of its kind in the Southeast and as an affiliate to the Smithsonian Institution. Coming up soon, I will be in Washington DC and going to, uh, visit, I believe three of the Smithsonian Museums.

So that means something when you're associated, I believe. With the Smithsonian Institution, it's 120,000 square feet. It's an architectural wondrous, designed to resemble a modern pueblo. And constructed from Bulgarian limestone booth's, permanent collection of Western art. It's got presidential portraits and letters and civil war art.

It allows visitors to basically see American history. The Booth Booth Museum was started by a family who called Cartersville Home, and uh, basically had been western art collectors for many, many years. It was their wish to share their art with the community, particularly with the young people who might not otherwise be exposed to art.

The museum was named for Sam Booth, a good friend and mentor to the founders of the museum. It's operated under the umbrella of Georgia Museum's Inc. Which includes the Tele Science Museum, which we discussed a couple of shows back, and also the Savoy Automobile Museum, which we haven't discussed on the show, which we will be discussing on the show soon.

Since opening. Listen to this, just under 1 million people have visited the booth. That's a lot. It was named Best Art Museum by U S A. Today's Reader's Choice Award Program in 20 20, 20 21 and 2022. The permanent connect collection covers more than a dozen galleries, showcasing legend, legendary artists such as, uh, Frederick Remington, Charles Russell.

Um, also Howard Terp, Tering, T e R P N I N g. Tering. Tering, I don't know how to say that. And Andy Warhol also includes the Millar Presidential Gallery, which displays a portrait and original hand signed letter from each US President George Washington through Donald Trump. Visitors also can experience American heritage through several annual events each February.

The for the love of Art Galley Gala, weekend features Live and Silent Auction. Live and Silent auctions. Uh, it's designed to generate funds needed to help support the museum's mission. October brings the annual West Fest with Native American dancing, gunfight, reenactments, art history, lectures, and a Western marketplace, and so much more.

There are some things that are better experienced than explained, so look it up Online Search booth. Western Art Museum in Cartersville, Georgia. You can explore the West without actually leaving the south, which I think is pretty, pretty cool. Have you ever bought anything off of Facebook marketplace or maybe Craigslist and thought it, the item may be stolen?

A listener wrote in saying, I saw a news report about a homeowner who had not moved into his brand new home. And Thief stole the home's high-end appliances. What tips can you give us to avoid that from happening to our family? And are there concerns that those items might end up on Craigslist? Well, I will tell you, I, I would say that it's unusual.

Uh, my, I, I, I don't have a degree in criminology and I've not done any research, so I'm just giving you my best guesses. But my thought is, is pretty much most things that get stolen, either get used by the thief who stole it, or probably more often get converted into cash. Uh, I would imagine that that's what the thieves in many cases are looking for is, is the cash.

So they have to have some way of turning the item into cash, which means they have to sell it to somebody. Interestingly, and I, you may or may not know this, I was not aware of this until I did some research 10 years ago, 12 years ago. But if you buy stolen good, you are guilty of a crime as well. I think if you unknowingly.

Buy stolen goods is probably not a crime, but if you knowingly buy or buy items you know are stolen, then you are committing a crime as well. So we all have to be careful. Uh, I see things constantly listed for sale on Facebook Marketplace. I used to visit Craiglist every once in a while. I don't do that anymore.

So really the only place I am solicited for items for sale is on Facebook marketplace, and that's one of the things that I constantly worry about is, man, that looks like it's a good deal. Or that's too good of a deal to be true. And I really, I think in some cases, well, if it looks too good to be true, it might very well be too good to be true.

This question was submitted by Alfred and Milton again. Uh, what tips can you give us to avoid that from happening to our family? Well, this is just Cleve giving you his suggestions. Number one, you should install a security system. I have a security kit system in my home that monitors all windows, all doors has cameras out the front, cameras out the back cameras in the main living areas.

Uh, I had four daughters living in the house, only two living in the house at one time. Lately, they didn't love the cameras, but he had the ability to turn 'em off on the inside. Take pictures of all of the items that are important to you. Keep a log of the serial numbers. And then if you're away, set automatic lights to come on and off in vacant homes.

I live in a town home, so I've got neighbors on both sides of me, so I think that makes it a little bit more secure. Also, have a gated community, which might make it a little bit secure as well.
