What Not to Say When Someone Asks Why You’re Selling

When you decide to sell your home, you'll likely be asked why. Your family, friends, and neighbors may be curious, but it's important to be careful about what you reveal to them, as well as to potential buyers and their agents.

Firstly, remember that your personal information is your own business, and you're not obligated to share it with anyone. It's especially important to be cautious when talking to potential buyers, as they may interpret certain details as a sign of desperation, which could impact the offers they make.

It's best to keep your responses simple and vague. For instance, saying "we're ready for a change" is an appropriate answer that doesn't reveal too much. However, there are certain responses you should avoid:

"I got a new job" - While it's a common reason for selling, this can indicate that you're on a deadline, which may encourage buyers to submit a lower offer.
"We need a bigger house" - While it's understandable that a growing family may need more space, sharing this information may make buyers question the size of the home and whether it's suitable for them.
"We want to lower our costs" - Downsizing after the kids have left is a reasonable explanation for selling, but mentioning affordability may raise concerns about the price, energy bills, and maintenance costs of the home.
Remember, successfully selling your home requires more than just effective marketing. To avoid compromising your sale, limit the personal information you divulge, and be mindful of how much you share. It's important to be pleasant and polite, but avoid oversharing. This way, you can maintain control of the situation and achieve the best possible outcome.
