Without further ado, let's jump into the Metro Atlanta residential real estate update for the last seven days, 2007, new listings hit the market in the last seven days. That's huge. One of the first times we've been over 2000 listings in a week. Could it be that inventory is picking up?
Yep. Could it be that our summer selling season is gonna be stronger as we move into July and August and September? It totally could be. Normally, by the beginning to middle of July, things start to slow down. August and September, things really slow down just because school has already started and everybody who is going back to school is already back to school.
So 2007 new listings in the last seven days. 1,451 homes went under contract. That's Homes, condos, and Town Homes went under contract in metro Atlanta for the week. So you can see that we've had a net increase of inventory to the tune of 550. So we have 550 more homes listed in Metro Atlanta today than we had seven days ago.
We had 1,614 closings for the week. We would normally be having 2000, 2100 closings are down about. 30% so far, year to date, and that makes sense that we're on pace At 15 16, 1700 per week, we had 1,180 1,180 homes that had a price decrease in the last seven days. That's 1,180 homes. Sellers who have indicated to the market that they are more willing and more interested in selling their home this week than they were in prior weeks.
If you are trying to buy a home in metro Atlanta and you. Or working with an agent and that agent is unable to help you identify listings where the seller might be more motivated than other listings if they're not able to help you identify listings where you might not have as much competition as you would on other listings.
Cuz if you're out making offers and you're making offers on homes that look perfect, you realize there's a lot of other people out there who wanna buy that same exact home. So, If you're not working with someone who can get you a motivated seller listing service so you can see the listings in a geographic area where the sellers might be motivated, it's an easy solution for that.

Where are the best Zipline adventures in and around Atlanta? I've only been ziplining three or four times. Uh, we went ziplining in North Georgia sometime in the last few years, but I was fortunate enough that we've ziplined in Hawaii. Um, I can't remember a couple other places we've ziplined, but it's been beautiful, but I haven't ziplined in years.
So Have you ever been ziplining before? We certainly got a few places here where you can take to the skies and enjoy a mid-air adventure. Um, why don't you check out these ziplining parks? Many are great for kids as well. The first is Treetop Quest. There's two of them. One in Dunwoody on Peeler Road, another one in Beaufort on Clean Water Drive.
Treetop Quest has four Zipline courses. The chickpea is designed for kids ages four to six. So if you have kids that age might be up your alley. I don't know if I would want my kids to Zipline at four to six years old, but who knows? Maybe you do. Uh, they also have more challenging levels for ages seven and older.
They can navigate ladders and suspension bridges and other obstacles as they travel from one line to another. And you've got Treetop Trail. Say that three times Fast. Treetop Trail. At Zoo Atlanta, you can experience a zoo from the perspective of the A tree dweller. Navigate a series of rope ladders and bridges and nets and tight rope lines on a two level challenge.
And it's at at the zoo, which is at Grant Park Treetop Adventures at Callaway Gardens. This course spans more than 3000 feet and soars up to 70 feet above ground. Zip lines are interspersed with challenges like suspension, bridges, swinging beams, and netting. This is in Pine Mountain, Georgia at Callaway Gardens.
Then you've got two courses available at Chattahoochee Nature Center, which is in Roswell. You have four different levels at historic Banning mills and Banning Mills is in Whitesburg, Georgia. And you've got Unicoi State Park, you can get an amazing view of the North Georgia Mountains. This is a level one tour, includes 11 zip lines, seven skywalk bridges, and two towers.
Move on to the level two and three tours to enjoy V views over and around the lake at Unicoi. That is in Helen, Georgia. And then the final one on the list is Amic Amicalola Falls State Park. Easy for me to say. Amic Falls State Park. You'll find beautiful lake views and wildlife and more at this park is designed for beginners, uh, or.
Level one is designed for beginners. It has a suspension bridge and four zip lines. Level two takes, Onri takes riders on nine zip lines that range from 20 to a hundred feet in the air and several suspension bridges. And then you finish up with level three for those who dare. You can see the areas of the park that aren't open to the public and soar over.
250 feet in the air may or may not be right for you. Two 50 feet in the air might be a little much for me, but you can find amicka, Lola Falls State Park in Dawsonville. Do I have to escrow? Can I waive escrow? How long will this loan be in a locked in period? In other words, how long is the interest rate fixed? How long will the loan approval process take? How long will it take to close the loan? And then the last question I would ask is, are there any charges or penalties for prepaying the loan?
