Metro Atlanta Real Estate Update, Dinosaurs in Atlanta?; The Most Affordable Suburbs in Atlanta

You can do all of that@gogatisradio.com. Without further ado, let's jump into the. Metro Atlanta Residential Real Estate update for the month of May and through the month of May. In 2023, there were 5,800 single family detached closings for the month detached. That's not the condos or the town homes.
That's units that are not attached to anything on either side, below or above. That represents a 30% decrease over the same month in. 2022. There were 1,336 closings for single family attached. Those are the condos in the townhomes. Which is a decrease of 13% over May of 2022. Average sales prices for single family detached home 515,488.
I don't ever remember giving a average, say, sales price for a single month in metro Atlanta and having it be o over 500,000 could be that. I've done it and I don't remember it, but I think we might have crossed the new threshold. With the average sales price of a single family residential detached unit, 515,000, that's 6.5% over the 480 2002 17 average sales price set.
This time last year, average sales price for single family attached condos and town homes. 384,000 7 54, which is a decrease of 1.9% compared to the 390 2002 67 from May of 2022. Year to date, 24,119. Closing Single family detached, not the condos in town homes, which is a decrease of 33% over year to date, twenty twenty two fifty five hundred and twenty three condos and town homes.
Sold year to date, which is a decrease of 24% over year to date, 2022. Average sales price, year to date, single family detached, 474,000, which is lower than the 515,000. So those single family detached units, they continue to accelerate. They continue to grow in average sales price. Um, the, uh, average sales price of a condo, uh, excuse me, single family detached home last year, year to date, 446,000 average sales price of a condo or a town home, year to date in metro Atlanta, 376,632, which is an increase of 2% over the 370,000 average sales price.
Year to date in 2022, active inventory continues to increase single family detached units. 9,463 active listings today, which means inventory for single family detached homes has increased 21% active inventory levels for single family attached homes increased to 2037 active listings, single family detached, which is an increase of 58% over the 1,292.
Units listed this time last year. You don't have to think too hard or look too far to understand that if single family detached inventory has grown 21%, that's why prices are still marching in the right direction. Single family attached inventory has grown 58%, which certainly helps us understand why there might be some softening of pricings in pricing in that particular category.
Long story short, if you're a seller, market is still moving in the right direction. Sellers who have. Good looking homes have a particular advantage. Sellers who have good looking homes that are priced correctly. Buyers, you are seeing some softness in pricing. This time. Two years ago, prices were increasing 15, 18% over the prior year.
Now we're at 6% price. The price increases are starting to decrease. The rate of increase is starting to decrease. Hopefully that makes sense. Single family attached units. Lot more. 58% more inventory out there. So if you're looking for a condo or a town hall, might be time to jump out into the market and get going in our, something you should know about Metro Atlanta, segment dinosaurs in Atlanta.

There are options for the whole family. It's all based on real science. They say. Dr. Gregory M. Erickson, a world renowned paleontologist, is the senior scientific advisor for Dino Safari. Some of the things that he's worked on is determining the growth rates of dinosaurs showing they were likely warm blooded.

We can probably help you with that. Right now we've got a list of the most affordable suburbs in Atlanta, and here are the nine most affordable suburbs in Atlanta. Number one is Woodstock. It's a historic city located in Cherokee County, just 30 miles north of Atlanta. That is the number one most affordable suburb in Metro Atlanta.
Number two is Dawsonville just north of Atlanta, along Georgia's hospitality Highway 400. It's a charming town with plenty of attractions. Number three is Peach Street City. Peachtree City is a planned community south of Atlanta. It's also described as a golf cart community since two thirds of its residents own a golf cart.
The town was voted best affordable suburb of 2009. Number four is Newnan. It's a charming city located in Coweta County, approximately 40 miles southwest of Atlanta. It was founded in 1828. It has a rich history that includes, The Civil War and the establishment of a thriving textile industry in the late 18 hundreds.
Number five is Sonoa known worldwide for its television and cinematic successes. A popular television series, the Walking Dead, is filmed in Sono. That is reason enough, in my opinion, to live in Sonno. Number six, in terms of affordable suburbs in Atlanta, Marietta a very quaint town. Uh, with great shopping local restaurants, it's been called a great place to raise a family.
Number seven is Powder Springs, home to the popular Silver Comet Trail. Multiple parks are interconnected by the city trail system. Cartersville is number eight, located within the northwest edge of the Atlanta metropolitan area. It's about 45 minutes away from downtown Atlanta. Number nine is Stone Mountain.
Uh, many median income neighborhoods in the area. Stone Mountain has some old colonial homes that have been transformed into town homes, as well as large southern style homes with big wraparound porches. So, Woodstock Dawsonville, Peachtree City, Newnan Sonoa, Marietta Powder Springs, Cartersville, and Stone Mountain to the affordable subdivision, the Affordable Suburbs in metro Atlanta.
