The answer in this first segment, we've got your Metro Atlanta Residential real estate update for the last seven days. Lot of things happening. In the metro Atlanta real estate market and we want to keep you up to date every single week.

What makes a home qualify as a luxurious or a luxury home?

I'm glad to be on. It's been a while since you've been on. Yes. I think this will be my fourth time though. I'm keeping up. Yes. Okay. It'll is the fourth. Fourth time. Wow. That is pretty good. So for the rest of this show, we're just gonna talk about what a great business partner I am. So I'll let you go first.
I thought we were gonna talk about what a great business partner. Okay. I am. That would actually be a much easier conversation cuz you are a great business partner. There's no doubt about that. So Kristy and I. Own Modern Traditions Realty Group, outta re Max Center. We do a lot of our business in Northeast Atlanta, but we do business all over Atlanta.
Yeah. In fact, I'm amazed sometimes when I see the addresses. I mean, north, south, east, and West, they are all over the place. Yeah. Just recently, I think you were telling me about an appointment near the airport. Yes, yes. Uh, under one of the, the flight paths. Yeah. Like direct, directly under one of the flight paths when the plane would come over the top of the house and shaking the whole house.
So anyway, I am so glad you're here. How about we jump into our. Residential real estate market update and I don't know, can you see it on your side as well? I can, yes. Well, maybe we can, but we can talk through. How about, I'll do the first one. Go ahead. You do the second one. So, in the last seven days, there were 1,966 new listings entered into the first multiple listing service about 2000 a week.
I would bet that normal. Normal years, we'd be at 26 or 2,700 per week right now. Um, and so it's a little bit, uh, less go into the homes under contract, Christie. Okay. And we had 1,453 homes go under contract. And so, you know, that's still a very respectable number of, uh, homes. We're, we're seeing lots of activity.
Absolutely tons of activity now. The difference between 1966 and 1453, let's just call it 500. Yeah. Okay. So that means at the end of the week there were 500 more listings than at the beginning of the week. So for those buyers who are. Frustrated because they're having problems finding home. There's 500 more choices out there.
Yeah, for sure. The third thing is the number of homes that have had a price decrease for you buyers who are frustrated because you can't find a seller who's willing to negotiate with you in good faith and willing to at least give you a seat at the table and see what you have to say. 1,289 home sellers reduced their price for the week.
Yes. Now in 2020. In 2021, That number was probably closer to three or four, sometimes 500 per week. So now it's 1,289. And I think, and you know Kristy, we can help people with this. I think if you're looking to buy a home and you're frustrated because you can't find what you're looking for, then you should reach out to, uh, modern Traditions Realty Group by calling 7 7 0 4 9 7 0 0 0 0, and we can set you up on what's called a Motivated Seller Listing Alert.
So you tell us the geographic area you're looking for. You tell us the price range. And we will help you identify sellers in that geographic area and price range who might be more motivated. Yes. We would love to send you all of the homes that have price reductions for you to take a look at, and that might be an area where you can really find that property that you're looking for.
Yeah. And now I would say if we're looking at homes that have had price reductions, It could be that the homes you find are not in picture perfect shape, but there's several different ways to get the home into picture perfect shape before you buy it. Or you can include it in your financing. So as long as you're open-minded, uh, you might get the deal of a lifetime.
If you look at one of those homes that just had a price decrease. Exactly. Yeah. We just, we just had a buyer. A home had a price decrease and it had a price decrease because it was listed at the wrong price. Okay. But because it was listed at the wrong price, now they were stressed between the seller and the agent.
So they dropped the price, like 25,000, but it was just listed for 25,000 too higher. At least that was the story, right? And we identified it because it had had a price decrease. Long story short, we were the only ones at the table. Great House in Johns Creek, Medlock Bridge, just south of here. The ne, the subdivision Medlock bridge and got a great deal on the house, negotiated lots of repairs, things like that, because we were the only one at the table.
Nice. And then give us the last stat there. The closings. So our closings in the last seven days, 1,641. 1,641. If you wonder what that seems like pace wise. Last year there was about 90 to 95,000 closings in Atlanta. The year before, there was about 110, 115,000 closings. My guess is we'll probably come in somewhere 75 or 80,000 closings this year.
That is a lot. Yes. Of real estate being sold in metro Atlanta. That was fun. Thanks for doing that with me. Sure. It's the fourth time she's been on the show and we love it. Hey, Christie, have you ever. Wondered. So you watch real estate shows on TV and they talk about luxury listings.
Yes. And and for example, in California, which is crazy, they're selling 'em 10 50, right? 20, 30, $50 million. So have you ever wondered like what is it about a home, what care characteristic or feature maybe that high-end homes would have in order to be considered luxurious? I mean, I think the first thing I think of yeah.
Is price. Yeah. Right. Well, to me that was what always defined it was, was the price. Yeah. And I remember in, in, uh, Metro Atlanta, and this was probably Christie 20 10, 20 12. 2014, okay. Where in order for something to be a Luxury Remax listing, in order for a house to be a luxury Remax listing, it had to be 700,000 or more.
Wow. What would you consider to be a luxury listing today? I think you've got, in Atlanta? Yes. In Atlanta, I think you, you probably have to hit the million dollar mark. Yeah. To be considered luxury in Atlanta. Maybe a little bit less, but yeah, somewhere around there. I'm gonna give a little bit of a different thought there.
Okay. I think you have to be more. Okay. I think you might have to be 1,000,004 or five to, I mean, really be like, wow. Because if you look at, for example, housing Alpharetta. Mm-hmm. That's 1,000,002. That same house was 800,000. A couple of years ago, and it's, it's great, but it's not like amazingly luxurious.
Yeah. So let's just take a real quick look about what, oh, I think I forgot one segment, didn't I ask? It's okay. We'll go back. We'll come back to it. Yeah, we'll go back to it. Um, anyway, so they say that what makes a luxury home or number one higher price. So a higher sales price. Okay. And that's the way you and I did it.
Number two, a prime location. So if I think of buying a luxury, luxury home in the best location in the world, I would want to go to 2 85 and Powers Ferry and get off and go inside of 2 85. I'm not even sure what you call that area is this gorgeous rolling hills, trees everywhere. What would be an area of Atlanta that you would, is that vining?
No, you have to go a little bit further west. Okay. You gotta be, um, well anyway, Vinings is in the little triangle between 2 85 and 75. Okay. Um, I don't know what that would be called. I, I assume it's just called Atlanta. I'm not sure. Do you have a favorite location? So, um, I think that any time that you think about specific communities that have something special about them.
Yep. Like you always hear about Peachry City having this. Very special community. Yeah. With the golf cart, right. Access and extra things. Or if you're living on a lake. Yes. Lake Lanier, for instance. Those are always places where you're gonna find luxury listings. That's true. That's true. And country clubs.
Yeah. A lot of the golf country clubs all over metro Atlanta. Absolutely. They say that you also, uh, consider high quality materials. And I, I'd love to say that I'm an expert in high quality materials. I'm probably not an interesting architectural. Architectural designs and then modern amenities, like for example, a lot of smart home technology in some of the luxury listings.

Okay. And I wanna know if you've ever gone tubing there. We've got about a minute and 45 seconds left. And if you have any advice for listeners about tubing there. The first one is Cold River tubing and Helen. Okay. I have been tubing. Is it cold? And it's, it's chilly. Okay. Okay. That's why you go in July.
Maybe it should be called Chili River too. Um, I'm not sure. I think the river there is, um, coming out of the Unicoi State Park Mountains. Mm-hmm. It's really serene, right? Lots of trees. Mm. Um, it's a fairly shallow river. Oh. Oh. So you have to push off every once in a while. So they sell these sticks. For you to use in case you get stuck up on a rock or whatever.
You can kind of like, yes sir, here's your tube, here's your stick. Yes. Have a great trail. I love that. Okay, now you have, uh, the, what I'm gonna say is spelled Nta Hala, but it's Nana Hala. Yes. Is that right? I think this, yes. Outdoor center. Have you been there? I have not. That's Azalea Park, chate River, where.
Basically, you can see it as you drive up 400. Okay? Okay. Chattahoochee River Tubing that's near here. You can put in at Abbotts Bridge Road and get out several miles south. Uh, there's another one in Helen. Have you ever shot the hooch? Shoot the Hooch? No, I have not. You haven't? And then how about Tocoa River Tubing?
Uh, that one is very, very nice. That is up. Um, I think it's just north of Blue Ridge. Yep. And, uh, the water there is a little bit deeper so you, you know, sticks required. Absolutely. If you are hotter than you want to be, maybe you ought to consider going tubing. You can try any of the ones that we just talked about.
